Stamp Duty Calculator

Work out the stamp duty on a home purchase: the ownership transfer duty (MOT) plus the loan agreement duty.

Total stamp duty

Stamp duty (ownership transfer)

Stamp duty (loan agreement)

First-time Malaysian buyers of a first home up to RM500,000 pay no stamp duty (SPA signed between 1 Jan 2026 and 31 Dec 2027). Serviced apartments, SOHO, SOFO and SOVO units do not qualify.

These are estimates only, not a bank offer.

How the transfer duty (MOT) is tiered

The duty climbs in steps set by LHDN (the tax office):

  • First RM100,000: 1%
  • RM100,001 to RM500,000: 2%
  • RM500,001 to RM1,000,000: 3%
  • Above RM1,000,000: 4%

Loan agreement duty

A flat 0.5% of the loan amount, paid when the loan agreement is stamped.

Also budget for legal fees

Stamp duty isn’t the only paperwork cost. The sale agreement and the loan agreement each come with a lawyer’s bill, on a scale set by law. Your law firm confirms the exact amount. Good news: some developers absorb the stamp duty, the legal fees, or both as a launch offer. Ask us which current projects do.
