Before you buy

Kota Kinabalu is small at the centre and easy to walk, which is rare for a Malaysian state capital. The waterfront, the malls, the old market streets and the clock tower sit close enough together that an address in the core is genuinely one you can walk.

That compactness is also why two very different products get sold side by side here, and telling them apart is the first job when you read a Kota Kinabalu listing.

Some buildings here are homes. Some are hosting suites that look identical in the brochure. A project on a commercial title, with compact layouts and a lobby built for arrivals, is designed around guests who stay a few nights, not around a family that stays a decade. Neither is the wrong buy. The mistake is buying one while believing it is the other. The land title line on each project page tells you which you are looking at, and we put it there on purpose.

Sabah’s land rules are its own. The state runs a separate land law and a separate approval process, and the conditions on buyers from outside Sabah are not the ones you may have read about for Kuala Lumpur or Johor. Settle this before you commit to anything, not after.

Ask which way your unit faces. A tower can front the water and give the sea to one face only. Get the developer’s own orientation chart and find your unit on it.

Frequently Asked Questions

What is a 999-year lease?

A lease so long that it behaves like freehold for any practical purpose. You, your children and their children will not reach the end of it. Most leaseholds in Malaysia run 99 years, so a 999-year title is unusual enough to be worth naming. It is still technically a lease rather than a freehold title, which can matter to a lender, so mention it when you arrange financing.

What is a commercial suite, and can I live in one?

A commercial suite sits on a commercial title and is sold as a business unit rather than a home. People do live in them, but the building is set up for short-stay guests: the layouts are compact, the lobby is built for arrivals, and utility and assessment rates can follow commercial pricing. If you want a family home, read the title line before the floor plan. A commercial suite and an apartment can look identical in the brochure and differ completely in what they are for.

Do the rules for buying in Sabah differ from Peninsular Malaysia?

Yes. Sabah runs its own land law and its own approval process, and the conditions applied to buyers from outside the state are not the same as those on the peninsula. Ask us to confirm what applies to your situation before you pay anything, because it can change the timeline as well as the price.

What is around Kota Kinabalu's city centre?

The core is compact and walkable in a way most Malaysian cities are not. The waterfront, the duty-free mall, Suria Sabah, Gaya Street and the Atkinson Clock Tower sit within a short distance of one another, with Imago and the convention centre a little further out. Queen Elizabeth Hospital, Gleneagles Kota Kinabalu and Universiti Malaysia Sabah are all in the city, and the international airport is close to town by the standards of a state capital.

Is a sea view guaranteed if a project is near the water?

No, and this is worth being blunt about. A building can sit on the waterfront and still give the sea to only one of its faces. The units on the other sides look at the city, or at the next building. Never accept 'sea-fronting' as a promise about your unit. Ask which direction your specific unit faces, and ask us for the orientation chart.

What should I check on a Kota Kinabalu new launch?

Start with the land title, because it tells you whether you are buying a home or a business unit, and that follows you into every monthly bill. After that, the completion year, since most of what is selling here is still under construction. Then how parking works: some projects hand a bay to each unit, while others keep every bay with the management and rent it back to you.
