How to use this

Type the property price or drag the slider, then set the down payment, interest rate and loan period to match your plan. The numbers update as you go. Most buyers start with 10% down and 35 years, which gives the lowest monthly instalment.

What the result covers

The monthly instalment assumes the interest rate stays the same for the whole loan. We also show the two stamp duties: ownership transfer (MOT) and loan agreement. That way the biggest upfront taxes do not catch you off guard.

What it leaves out

A few real costs are not in these numbers:

  • Legal fees: the sale agreement and the loan agreement each have their own lawyer’s bill
  • Valuation fees (mainly for completed properties)
  • MRTA / MLTA: the loan insurance most banks will offer you
  • Monthly maintenance fees and sinking fund
  • Quit rent and assessment tax every year

And a low instalment doesn’t mean the bank will approve you. That depends on your income and debts. Check that with the DSR Calculator.
