Before you buy

Penang splits into two markets that behave nothing alike: the island and the mainland. Everything listed on this page is on the island.

The island is compact, and that is the whole story. George Town holds the heritage core and the old commercial centre, and the big hospitals sit close to it - our George Town listing names Penang General Hospital and Gleneagles among its neighbours. Gelugor, further south, is university ground: Universiti Sains Malaysia is a few kilometres from the listings there. The land does not stretch, so new towers go up rather than out, and the addresses that already have schools, clinics and a wet market nearby stay in demand without needing a masterplan to promise it.

The island sells small units and family units side by side. Studios and dual-key layouts, one title with two front doors, turn up near the universities and the hospitals, where the tenants are. Other projects on this page are built the other way, running from two-bedrooms up past a thousand square feet, and one of them states outright that it holds no studio at all. Judge by the floor area, not the project name: a three-bedroom in one building and a three-bedroom in another can differ by a few hundred square feet.

The land title tells you more than the marketing word. A building sold as a serviced apartment often sits on a commercial title, which can change what you pay for electricity and assessment every month. Two towers can look the same from the street and bill you differently for the next thirty years.

Every project on this page carries its title, its completion year and the developer’s own words on parking. Where a station is a proposal rather than a station, we say so.

Frequently Asked Questions

What is the difference between buying on Penang island and on the mainland?

Price and commute, mostly. The island holds George Town, the hospitals, the universities and the older money, and it costs more per square foot. The mainland, Seberang Perai, is cheaper for the same floor area, but puts a bridge or a ferry between you and most island jobs. Everything listed on this page sits on the island, so the mainland comparison is one to make with us rather than from these cards.

What is the Bayan Lepas LRT?

A planned light rail line for the island. It is not built. Projects near its proposed route sometimes name their nearest future station, and one of the listings here does exactly that. Treat a proposed station as a maybe. If the line matters to your decision, buy as though it will not arrive.

Is Penang property freehold or leasehold?

Both exist on the island, and it is set per project rather than per area. Freehold means the title does not expire; leasehold means you hold it for the lease term. Penang has a lot of older freehold land, which is why island listings often lead with the word. Check the tenure line on each project page. We state it on every one.

What is a serviced apartment, and how is it different from a condominium?

A serviced apartment usually sits on a commercial land title, not a residential one. In practice that can mean higher utility tariffs and assessment rates than a condominium on residential title, even when the building looks identical. It is a different buy rather than a worse one, and the difference shows up in your monthly bills rather than the sale price. Ask which title any unit sits on.

Can a foreigner buy property in Penang?

Yes, with a minimum purchase price for foreign buyers set at state level. Penang has applied different thresholds to the island and the mainland, though both the figures and the way they are banded get revised. Send us the project you are looking at and we will check it against the limit in force today.

What does George Town's heritage status mean for a buyer?

The historic core is a UNESCO World Heritage Site, which restricts what can be built and altered inside its zone. For a buyer of a new launch the practical effect is indirect: new towers go up around the zone rather than inside it, and the protected streetscape is part of what keeps demand on that side of the island. It does not restrict an ordinary purchase in a modern building.
