Johor Bahru is a border city, and almost every buying decision here bends around that. The crossing into Singapore sets the rhythm: where people work, when the roads jam, and what an address is worth. So the first question on any Johor listing is how you get to the checkpoint, and how long that takes at the hour you set off. The pool and the lobby come after that.
The city centre and the areas around it price differently. Addresses close to the crossing and the malls cost more per square foot and give you less of it. Move a few kilometres out and the same budget buys noticeably more room. Neither is the right answer. It depends on whether your day starts with a border queue.
Watch the handover dates. Most of what is on sale in Johor Bahru today is being built, not finished. The projects on this page complete years from now, which means you are buying a plan and a completion promise. Two things follow. The transport that gets advertised may or may not exist by the time you move in. And the completion year in a brochure is not the same document as the delivery date written into your sale and purchase agreement. Read the agreement itself, and ask what it says happens if the developer is late.
We list what the developers state in their own kits, including the parts they would rather you skimmed: the units that come without a car park, the layouts that are smaller than they look, and the stations that are still proposals. Open any project on this page and the Why NOT section is there before the sales pitch.

The RTS Link is a planned rail crossing between Johor Bahru and Singapore, with its Johor station at Bukit Chagar. It is not open yet. Several projects on this page name it as a future station rather than a working one, so treat it as something that may arrive during the years you are waiting for your keys, not as transport you can use on handover day.
CIQ stands for Customs, Immigration and Quarantine: the checkpoint you clear to cross into Singapore. It is the single fact that shapes Johor Bahru pricing, so listings quote their distance to it. Read those numbers carefully, and ask how each was measured. One listing here is about 600m from the checkpoint by a link bridge that is still a proposal; another is a ten-minute drive that becomes something else at 7am on a weekday.
It varies by project rather than by district, and the listings on this page differ from one another. Check the tenure line on each project page. If you are comparing two units on asking price alone, this is the line that makes the comparison unfair. A freehold title and a leasehold title are not the same asset, whatever the two prices say.
Yes, but a minimum purchase price applies to foreign buyers, and states set their own thresholds, and the Johor figure is not the Selangor or Penang one. It is revised from time to time and can differ by property type. We can check where a specific project sits against the limit that applies today.
Distance from the crossing, and what you get for the money. City-centre addresses put the checkpoint and the malls within reach on foot or a short drive, and price accordingly. Areas a little further out generally give you more floor space for the same budget, at the cost of a longer run to the causeway each morning.
Put them side by side on four lines rather than on the asking price: the tenure, the completion year, the floor area in square feet, and whether a car park is included. Two units advertised at the same price can differ on all four. Price per square foot is the number that makes the comparison honest, and it is the one least often volunteered.
