Before you buy

Kelantan’s new-launch market is small, and it works differently from Kuala Lumpur or Johor. The first thing to check here is not the price or the pool. It is whether you are allowed to buy at all.

Read the eligibility line first. A launch here can be sold only to certain buyers. Erinaz Suites in Kubang Kerian, for example, is open only to Kelantanese Bumiputera buyers who meet the developer’s residency rules. If you do not qualify, no floor plan on the page matters.

Hospital USM is next door. Part of the Universiti Sains Malaysia health campus, it is 1.4km by road from Erinaz Suites. The centre of Kota Bharu is 7.7km away.

The train is coming, but it is not here yet. The ECRL (East Coast Rail Link) station at Tunjong, Kota Bharu, is still being built, and the Kota Bharu to Gombak stretch is targeted to open in January 2027. Count it as a future benefit, not as transport you can use today.

Check the land title. A serviced apartment on commercial land can carry different utility and assessment bills from a home on residential land. The title line on each project page tells you which one you are looking at.

Every project page here puts the downsides in writing, right next to the selling points.

Frequently Asked Questions

Who can buy at Erinaz Suites?

Right now, only Kelantanese Bumiputera buyers. The developer sets three conditions: your IC carries a Kelantan state code (03 or 29), or your father's does; you are Bumiputera; and you have lived in Kelantan for more than 20 years, shown by a letter from the state land office. The developer says this will be updated if more quota opens, but gives no date.

When will Erinaz Suites be finished?

No completion date has been published yet, so any finish year you hear is a guess. Go by the delivery date written into your sale agreement.

Does every unit come with a car park?

No. The building has 131 car park bays for 361 units, and no unit is promised a bay. If you drive, ask how bays are given out before you book.

Is there a rental market in Kubang Kerian?

A thin one. When we checked iProperty in August 2026, Kubang Kerian itself had no rental listings at all. The nearest comparisons were furnished units in Kota Bharu city, renting at about RM2.80 to RM2.90 per square foot a month. Treat those as a rough guide, not a promise for this area.
