Before you buy

Close to the centre is not the same as close to a train. Centrix sits directly above Dang Wangi LRT station. Other towers are a 10-minute walk or more from the nearest station. Each project page gives the real distance.

Count the car parks. Several towers here have far fewer bays than units. If you drive, a unit without a bay can mean paying for parking every month, so ask before you book.

Read two lines together: the title and HDA. Most projects here sit on commercial land and are sold under HDA, the law that protects buyers of homes still being built. A few are different. Divine KLCC is on residential land. A project marked non-HDA is not covered by that law. Some towers mix office suites and serviced suites on different titles. Each of these changes what you are actually buying.

Compare price per square foot. Units here range from compact suites to large residences, so the headline price tells you little on its own. The price per square foot is what lets you compare two towers fairly.

Frequently Asked Questions

Can I walk to Suria KLCC from these new launches?

From some, yes. Divine KLCC is about 400m from Suria KLCC, and Hanaz Suites and Kyliez Suites are about a five-minute walk.

Do KL City Centre new launches come with a car park?

Often not for every unit. Several towers here have far fewer bays than units. If you drive, ask how bays are given out before you book.

What does non-HDA mean?

HDA is the Housing Development Act, the law that protects buyers of homes still being built, for example with a standard sale agreement and set rules on late delivery. A project marked non-HDA is not sold under it. That does not make it a bad buy, but read the sale agreement closely and early.

Are there office suites among these projects?

Yes. Some towers mix office suites with serviced suites, and the two can sit on different titles in one building. An office suite is not sold as a home, so check which one your unit is.

Are KL City Centre new launches freehold?

Many are, but not all. The tenure count at the top of this page stays up to date, and each project page shows its own tenure line.
