Before you buy

The Klang Valley is by far the largest list on this site, and the hard part is narrowing it down. A few ways to cut it quickly.

By area. The city-centre cluster runs through the Petronas Twin Towers area, Bukit Bintang, Jalan Tun Razak and TRX: dense, expensive per square foot, and heavy on compact units built to be let. The established inner suburbs, Bangsar, Seputeh, Sentul and Segambut among them, trade some of that centrality for space and settled neighbourhoods. North-west of the city, Kwasa Damansara and Bandar Sri Damansara carry much of the family-sized new stock, a lot of it near an MRT station. Ara Damansara sits apart from those, out towards Subang on the Kelana Jaya LRT line. South of the city, Bukit Jalil, Sri Petaling, Puchong and Seri Kembangan between them account for a large share of this list.

By handover year. Very little of what is selling here is finished. Completion dates across this list stretch from projects already handed over to towers that will not be ready until the early 2030s. If you need somewhere to live next year, that alone removes most of the page.

By product. Most high-rise stock selling here is serviced apartments on commercial title rather than condominiums on residential title. The building looks the same; the monthly bills do not.

One thing worth knowing before you talk to anybody. Several city-centre towers sell two different products at the same address: serviced suites protected by the Housing Development Act, and office suites that sit outside it. The FAQ on this page sets out how that works and why the land title does not settle it. The short version: ask which of the two your unit is, and get the answer before you get attached to a floor plan. On every page here where this applies, we say so in the Why NOT section rather than leaving you to find it in the fine print.

Frequently Asked Questions

What is the difference between a serviced apartment and a condominium?

Mostly the land title. A condominium usually sits on residential title; a serviced apartment usually sits on commercial title. The building can look identical, but the bills may not be. In Selangor, serviced apartments on commercial land have been billed for water at commercial rates, though since June 2025 units can move to their own meter. Assessment rates are set by each local council, so whether you pay more depends on the council. Most of the high-rise stock selling in the Klang Valley today is serviced apartments, so this matters here more than the sale price suggests.

What is HDA, and why do some city-centre units sit outside it?

HDA is the Housing Development Act, the law that protects housing buyers in Malaysia. Several city-centre towers hold two products at one address: serviced suites sold under HDA, and office suites sold outside it. The office suites are often the cheapest units in the building, which means the attractive headline price can belong to the part without buyer protection. This is not hidden. It is in the developers' own documents, but it is rarely the first thing you are told. Always ask which of the two you are being shown.

Does the land title being 'commercial under HDA' mean my unit is protected?

No, and this catches people out. The land title and the status of an individual unit are two different facts. A tower can sit on land recorded as commercial under HDA while a large share of its units are still sold outside HDA. Ask specifically about the unit you intend to buy, not about the development.

Is it better to buy freehold or leasehold in the Klang Valley?

You will meet both constantly here, so decide on the trade rather than the label. Freehold titles do not expire. Leasehold titles run for a set term and can need state consent to transfer, which slows some resales and makes a few lenders more cautious. Freehold is generally the easier asset to sell later; leasehold often buys you a better location or a bigger unit for the same money. Neither is automatically right.

What is a dual-key unit?

One title with two separate front doors, so a single unit can be split in two: live in one side and let the other, or let both. It is popular in city-centre towers because it turns one purchase into two rentable spaces. The catch is that each half is small, and you own and are billed for the whole thing as one property.

Does a car park come with the unit?

Not always, and you cannot assume it. Some Klang Valley towers allocate one or two bays to each unit; others state plainly that no bay comes with the unit and that all parking belongs to the management corporation. In the second case you are renting a bay for as long as you live there. We put the car park arrangement on every project page for this reason. Check it before you fall in love with a layout.

How much cash do I need on top of the loan?

The calculator on our project pages assumes a 90% loan, so plan for the remaining 10% of the price plus legal fees, stamp duty on the transfer and on the loan agreement, and valuation and disbursement costs. Those extras are a meaningful sum at Klang Valley prices and they are due in cash, not financed. Ask us for the current rates before you fix your budget.
