Slide the price and down payment to see the true monthly cost and the income a bank wants to see.
Loan amount: RM 698,760. Estimate only, based on the developer's gross list price before any developer discounts, so your actual price may be lower. Your bank's offer decides the real number.
DSR is the share of your pay banks let go to loans. Joint income counts.
Commercial title: banks usually lend a lower margin at commercial rates, so the real monthly figure will likely be higher. Confirm your loan terms before committing.

From RM776,400, and that entry unit is a lanai type. The balcony types start at RM777,400, and the published list tops out at RM811,100. The entry price works out at about RM767 per square foot. On a 90% loan at 3.8% over 35 years, that is roughly RM3,011 a month, an estimate only.
One size only. Every unit is approximately 1,012 sqft, or 94 square metres, with 3 bedrooms, 2 bathrooms and a study. The two plans differ in shape rather than in area. Type A is narrower and deeper, with the three bedrooms grouped on one side. Type B is wider, with the master bedroom at one end and the other two rooms at the other. Seven of each sit on a typical floor.
No. Balcony floors and lanai floors alternate in bands up the tower, so the level you pick decides which one you get. Level 6 is a lanai floor, Levels 7 to 10 carry balconies, and the pattern keeps swapping to the top. A lanai is a covered outdoor space set inside the unit instead of sticking out from it. Lanai homes are the cheaper of the two at the entry price.
Two sides. Units 07 to 13 face east towards Pavilion Bukit Jalil. Units 01 to 06, 3A and 13A face west over the facility deck, towards Bandar Kinrara. The east-facing units carry a RM4,000 premium, and the west side takes the afternoon sun.
Leasehold, and the land use on the title is commercial rather than residential. The sale is still made under HDA, which is the law that protects house buyers. The site is Lot 103958 on Jalan Bukit Jalil Indah 1, in Mukim Petaling.
EXSIM Group. The tower stands on approximately 2.29 acres, or approximately 99,750 sqft, as a single block with 3 retail lots at Level LG1. Every residential floor is served by 4 passenger lifts and 1 service lift, and the car park levels have a lift of their own.
2027, with the estimate at the third quarter of that year. That is the target for vacant possession, which is the day the keys are handed over.
RM0.38 per square foot a month, and that already includes the sinking fund. The sinking fund is the shared pot owners pay into for major repairs later. Because every home is the same size, every owner pays about the same, roughly RM385 a month.
EXSIM Group is in the property business, mainly high-rise homes and industrial parks in Malaysia, after starting out in timber. Its other projects include The Arcuz in Kelana Jaya (2019) and 22 Macalisterz in George Town (2021).
