Before you buy

Every EXSIM project we list is on commercial land. Most are serviced apartments sold under HDA, the law that protects people who buy homes still being built. But in some city towers, most units are office suites, and HDA does not cover them. In those towers, the cheapest units are office suites too, so ask whether the unit you want is sold under HDA.

A commercial title can also mean a different water bill and assessment tax (the tax your local council charges on your unit) from a home on residential land. Our guide to commercial and residential titles explains how.

Check the parking. Several EXSIM towers in the city have far fewer car park bays than units. If you drive, ask how the bays are given out before you pay a deposit.

Some have no completion date yet. Their pages say so. If you need to time a move or a loan, ask when the sale agreement says the unit must be handed over, before you sign.

How it started. Its first project was Nouvelle Industrial Park in Kota Damansara (2008). Its first homes were The Treez Jalil Residence in Bukit Jalil (2010). EXSIM has worked on more than 40 projects since 2008.

Central Park Damansara. This is a 61-acre township in Damansara Perdana, Selangor. EXSIM bought the site in 2019. D’Terra, D’Tessera and The Aldenz are part of it.

The names. Most EXSIM project names use a word that ends in z, like Hugoz Suites and The Queenswoodz.

Yes. The Rainz in Bukit Jalil won the FIABCI World Prix d'Excellence 2023 in the residential high-rise category, and FIABCI Malaysia's residential high-rise award in 2022.
